Lambton Estate development



Any idea on timescales?
Unfortunately not. I think they are starting with retail units at the old garden centre site then working in over. Can imagine it taking a canny few years. There will be an entrance to the estate at Houghton gate on Chester Road that requires a roundabout so that should be fun for local traffic too.
 
There's a big estate planned for the area up by the old bus depot up past shiney as well which was meant to incorporate shops as well as hundreds of new homes.

And one on the field beside Herrington Park. Houses going up all over Houghton/penshaw at the minute.

What will annoy the new residents the most, call it Washington, Shiney or Burnmoor?
Shiney I would think. Would class it as Bournmoor myself wrong side of the river for washy for starters.
 
Heard they were meant to be but been pulled from a mate who works there.

Had a look at their site earlier and they seem to only do smaller developments 20-25 homes per site. Seems a jump to go to nearly 500 although they have an office on the lambton Estate according to their website.

They were earmarked to do a load but was pulled and put back out to tender or so I heard.
Seems like bad crack but I don't know the full back story.

Lambton owns these fields and from what i can gather is planning on selling this land off as well for housing - f***ing criminal if you ask me as there is no need for the number of houses down there. Its all greenbelt land so it shouldnt be built on at all imo.

I beleieve that's already been sold and planning applications in from developers. Lots of resistance from local residents. He owns loads of land all the way out to Sacriston and seems to be selling most of it. I can see why people don't want green belt built on but think the development on the estate will be great. It's land no one gets to use anyway and will all be opened up. Plans include loads of walking routes and seem to be trying to keep as much woodland as possible.

Yep my mrs started the save penshaw greenbelt campaign. The roads in the area are already at bursting point not to mention schools and drs etc. The council are trying to use a build it and they will come attitude. Set of f***ing jokers.

Ned's not skint but a lot of his wealth is locked up in land and property. The family sold a farm in Weardale a good few years back to throw a massive party for the late Anthony Lambton's 70th and Ned's (I think) 50th. Quite the extravagance.

Ned (the current Earl of Durham) got caught up in an inheritance row with his older sisters. Under British Primogeniture law the estate can be often traditionally passed down to the eldest son. However Anthony had been exiled in Tuscany in disgrace for the last 20 or so years of his life after the press sting scandal while he was an MP. In Italian law the estate passes to all siblings to be shared. So Ned's sisters said "hang on a minute" and put forward a claim for the fortune.

Ned then was forced to sell (poor thing!) property and land up on his estate near Wooler. They sold one farm and the estate house almost went too. The buyer pulled out of the house purchase though. There is amusing speculation about why but I won't publish it on here.

The old Lion Park development has saved his bacon. He spends most of his time in London playing in his band Perl TN or at his mansion in Tuscany.

My mam looked at buying land off them a few years ago. Some of the stuff in the contact was mad. If you built on the land then sold the house for a profit he wanted 25% of the profit for example.

There's two massive houses on the land mind so I assume one will be the family home
Durham council stuck a 75% overage on land my parents bought a few year ago. It lasts 25 years aswell.
Had it not been on they probably would have been priced out of buying it to be fair.
 
I had a drive down today. Its actually going to be developed by Miller Homes and not Duchy Homes (shame as Duchy do beautiful houses). Tried to find out more from Miller but they have nothing 'publicly' available. There is a new roundabout being installed (left of the garage if you were leaving the forecourt). The first houses to be built will be opposite the garage just past the old clays site (which i believe is going to be converted to retail units). It looks to be a mix of posh apartments and 3/4/5 bed houses. Can't wait to see the official plans/designs.

I think the access is going to be opposite the cricket ground where the old methodist rectory is (lovely house BTW). And a roundabout at Houghton gate from what I could tell of the plans.
 
I bet loads of aristocrats are poorer than people think. The family money gets divvied up via inheritance with every generation. Each new lord of the manor ends up being significantly less well off than his father, unless he is very smart and can create lots of wealth.

That 25% clause wouldn’t be a deal breaker for me if it was a “forever home” build. It’s obviously a negative but you’d just have to factor it in to the overall business case. I think it would be risky buying land like that however as I could imagine the estate owner may treat you like a tenant on “his” land.


The reason they open their houses to the public, costs a fortune for upkeep.
