He did mention shields. Saying how great it was even though many residents slate the council cos theyve neglected the town centre focusing too much on the sea front
Sorry I missed that. They might be right about the Town Centre and every one is struggling. In recent years I have visited a few. North Shields, South Shields, Gateshead and Sunderland are all dead in their feet. The internet has something to do with that but the licensing hours, drinking culture have hit the pubs as well.

He also pointed out how much bettet Gateshead town centre is. Which just simply isnt true.

I think they are all struggling. Gateshead have done some development but to be honest, it was awful before. Our of town shopping centres are also a factor, not as much in Sunderland but obviously definitely Gateshead.
Big supermarkets are away from the city and take footfall away.

He has literally dismissed all counterarguments completely and forfeited his right to be taken seriously.

There are of course, rationally speaking, some issues with Sunderland City Centre which we would all like to see worked on, we are not deluded regarding the challenges our city has faced. However, to dismiss literally every single development as useless, worthless and below par is just borderline ridiculous.

I am confident Sunderland is a lot better than what it was in the 1990s, but due to the city's economic background and its regional position, the change is always going to be difficult and require patience. Nevertheless, the past few years have certainly saw more happening now than ever before. Only a deranged person would literally write it all off the way he is.
He asked for an example of one development that has brought people into Sunderland...we named loads and he completely ignored. The bloke is Comic Book Guy

He doesnt agree with me therefore he is wrong

He has raised valid questions and asked why we continue after years and years to accept eye sores, inaction and second rate facilities.
You just suggest he should be optimistic and it will magically be transformed to some 21st century nirvana.
He has clearlt indicated what he doesnt like, and why. Yet you berate and insult him
Laughable really

Confirms that the OP is a bellend if this arsehat agrees with him

So we’re all agreed it’s iconic?
It's an office block! However, that might have been the best or only development that investors would back. I have said myself that retail, bars and perhaps restaurants in towns/cities are struggling so why would anybody take a risk on that?
So an office block is the only financial option?

f***ing hell you've done it now mate. Boris the Bore will be along in a second to dazzle you with artist's impressions which somehow prove you are wrong, whilst demanding to know your source ;)
I'm just repeating a rumour. I would be happily wrong. It's an ugly office block.

Looks that way dinnit? Restaurants and bars will follow if you have the office workers on the site.

You're not allowed to repeat rumours unless it is blind optimism

Have you seen Newcastle's city centre workforce? There's thousands of people working there, those are the people that eat and drink after work down the Quayside.
I fully agree. You have to have people working in city centre.I worked at New Street Station in Birmingham. The pubs and restaurants were always busy when people were finishing work. You have to get people into the city centre first, opening new pubs etc won't do that.

Did you really?....the stadium of light and the Echo24 building :D:D

I've praised South shields because their seafront development is great and an example of where at least we should be ....i have no opinion, nor care of what else is happening in South shields.

And let's not forget you believe the Civic Centre is well designed building

We are already past it man, I suppose all the seafront developments count for nothing as well then?

You say you love Sunderland, yet you cannot even utter a word of praise for our award winning seafront which we are continuing to develop!

It won awards before the shoebox and cut and paste housing were plonked on.

Looking forward to the industrial estate they're planning near Morrisons.
