Would it be doable to extend out the back to make a dining room, and bedroom upstairs?is it too expensive to do or would i be best off just moving?

I ground level extension would be quite easy to get planning for or possibly a conservatory as a dining room if not but another level might be tricky.

if you have manhole cover that would be built on you'll need insurance from the water board incase they need to access it, or reroute it, lots of little things to consider get a good builder someone you will trust because he will not leave you to go on another better paying job.

My dad built a ground level extension, he was wanting upstairs as well but it costs a fortune apparently.

no idea but it would depend what truss you had how many dormas you needed an expert needs to look at it.

I don't think you heed permission for a velux window as long as it doesn't overlook the street, as a guess I'd say the loft would be cheaper I'm Nee expert like, my old man's a builder
