Hello Dubs,
To have your home flooded once is bad, but to happen twice in a few years must be truly horrendous and heartbreaking too. I know you lost some personal stuff last time, so I hope all your sentimental stuff is ok this time around, though the water damage must be sickening as well as the inconvenience of having to move out for a while 'til your house is repaired again
I hope everything can be eventually cleaned up ok and the insurance people do their stuff and you are well recompensed.
