Hopes: One or two national/multi-national head-quater office buildings bringing thousands of proffesional jobs to the city. Complimented by a small entertainment complex and bars/restraunts. St.marys way undeground with pedestrian access to the city centre.

Predictions: Nothing happening for at least three years and if were lucky construction work on the initial buildings. Maybe a tesco hyper-market with riverside flats. 5/1 on an "iconic" river side art piece.

We were talking in the pub tonight, if tesco are being refused permission or being talked out of building a supermarket there...then why don't they just build their own hotels/restraunts etc? they've got the cash to do so...they can do whatever any other company wants. It doesn;t have to be a supermarket!

It is ridiculous that Sunderland has city status and can't sort this out. It is the most prime land imaginable!

If the council tried to place a compulsory purchase order on the site and take it off Tesco, the ensuing court battles would bankrupt them, totally fucking the whole city. I don't think anyone in Sunderland would think this is a good idea.

Tesco know this, which is why they're under no pressure to do anything with it.

The other alternative is that a regional development agency such as One North East made Tesco a generous offer to buy it.

But they'd better hurry, as the Tories intend to scrap them - their first step towards shafting the region.
