    Default Plumbing/hot water advice

    A week ago I started to get no hot water, and thought the boiler might be going. I stuck the immersion on for a bit and it was still cold.

    I went on holiday for a week with the intention of getting it seen to when I got back.

    Got in early this morning, and still no hot water, despite the timer being on for three hours each night. Had the building caretaker round who took a look and reckoned the element has gone and gave me a plumber's number.

    Now I've gone and switched the immersion on again, and I've got hot water again.... but why did I have none this morning when I came home and it had been on a night timer all week??

    What could be wrong and should I still get the plumber out on Wednesday to take a look? I don't want to look like a spanner if there's nowt wrong.

    If you think there's a problem get the bugger out - it's down to the landlord isn't it? not your problem if he finds nothing amiss.

    I knaa, but I don't want to feel like a spanner - I had a problem with the oven not heating up and thought it was the element, and got the bloke out, but it turned out that the clock just needed resetting.

    I'm probably just a soft tenant like.

    Just tell him that the caretaker recommended you call him - then he's the fool. It may be an intermittent problem and the plumber won't care, he gets paid whatever.

    not oops. if its the landlords appliance then the landlord should have made sure the tennant knew how to operate it/left an instruction manual.

    There *is* an instruction manual here, but nowhere in the Troubleshooting section does it say - "If the oven does not heat up, make sure you have set the clock properly before you call an electrician".

    I once undertook some truly groundbreaking work on the Gas Safety Regulations 1995. But they are about gas not electricity so I can't really help you.

    Hope you have better luck getting a plumber to call than I've had. I've rang 3 so far and not one of them have even bothered to turn up.

    I've been flushing the toilet by filling a mop bucket from the shower for weeks and it's not doing much good to the torn ligaments in my back.

    I'm at my wits end and seriously fed up now, my knackered back is absolutely killing me.
