Ok my mate is has applied for a mortgage and got the surveyor's report back and it states that the electrical work needs checking and repairs doing and they are recomending that the lender hold back £1000.

Is this common practice ?

If yes are there any electricians on here who could assist ?

Yes retentions are but for that amount of cash its doubtful if the mortgage company would and hes only covering his arse.

Ring them and clarify it as they may word it differently in the mortgage offer and not hold this back.......

Place probs needs rewireing and a new circuit box put in...any decent sparky will do it

Property is pretty new is part of an apartment block which has a management company.
