    Well you could have a walk down Deptford, that`s been like that since the late 50`s, don`t hold your breath waiting for the Vaux site to be developed.

    the vaux site really boils my piss,
    i work just up the road from sid james, and drive past the old newcastle brewery site 10 times a week, and in 1 year its been flattened and the new building is near completion.

    Sunderland is indeed a shit hole, but it's the same as 99% of the working class cities/towns in this country.

    Dont compare Sunderland to Newcastle, as newcastle is seen as a capital of the north and as such gets a lot of investment.

    I love living in Sunderland, its where my family and friends are from. My child is happy in her school, and i have another child on the way, and am getting support from a cracking hospital.

    lets not get into another debate on here about whats bad about the place, as a lot of people love it, like me, but not just because of it's city center, it's what else the city provides that i love.

    I reckon they see no future in Sunderland City center, the`re allowing it to turn to ruins, ready for the day we become a district of Newcastle.

    there's worse than that..walk down hendon rd from.. the up for sale hendon grange, past the dilapadated paper mill,demolished commercial rd club,demolished tenerhurst blasting factory,rusty gas tanks and deserted brian mills,
