    Default Declaring tax on my rental property

    Have been letting my flat out for about 9 or 10 months officially through an agent, i was under the impression that as i had made a loss after paying fees, and putting new boiler etc in that i didnt need to declare anything, but i now believe i should have been, so that my losses can be carried forward and offset any profit i make. Is it too late to do this now? When it comes to forms etc i'm fucking hopeless.

    It's not too late. When was it rented?

    You can just declare the accounting period to include your bills

    Just fill one in for September deadline, declaring all your profit and loss so far, up to 5/4/2011

    Doesn't matter too much about the dates, as they haven't been accounted for before

    You're capable of adding up though?

    Add up takings, add up bills (including any mortgage on it)

    It really isn't too much more complicated than that. You'll have to do it when you have profits anyway... so doing it when you have a loss is far more useful to you!
